A luxurious "garden city" in the desert. A groundbreaking project will rise next to Dubai.

One of the most important aspects defining the character of the new town will be its emphasis on pedestrian traffic. A network of sidewalks will crisscross the estates, and a large number of trees will provide shade for passersby, helping to lower temperatures in the city, especially during the hottest months.

Khalid Bin Sultan City: a luxurious "garden city" near Sharjah

The town is to be built around a two-kilometer oasis. It will include covered areas for rest and recreation, bicycle paths, and gardens with sculptures and art installations.

Seven intimate residential developments, housing a total of approximately 1,500 apartments, are planned around the central park. The apartment buildings will have organic shapes, reflecting the desert landscape surrounding Sharjah and its neighboring cities. The developments will be connected by a network of walkways and squares.

Each development will have its own square, reachable on foot in a maximum of five minutes. The developments will also feature water reservoirs and tree-lined streets lined with covered terraces, cafes, and restaurants.

A cultural district will be located on the northern outskirts of Khalid Bin Sultan City. The architects have envisioned space for cultural institutions and artist studios, along with office space for startups and business incubators for creative companies.
